A taxable stay, tenant manners
Your stay is a transient rental in the law's eyes. South of the bay that means Walton County's 5% Tourist Development Tax on rent plus required fees, remitted by the owner, and a written monthly agreement doing the work a lease would. A correct tax line on your quote is your operator's competence, visible.
Six months and up: over the lineOutside the tourist tax, real tenancy
Cross six months on a bona fide lease and the Tourist Development Tax no longer applies. That is a genuine tenancy with residential paperwork, not a long vacation booking, and some snowbirds stretch their winter for exactly this reason. Our agreement guide covers both sides of the line.
